How do you get rid of mold so it does not come back?

Short answer

Mold is a moisture problem before it is a mold problem. Remediation that removes the growth without correcting the water source will fail, usually in the same place within a few months. Proper work means containing the area so spores do not spread, removing affected porous materials, cleaning what stays, and fixing the leak or humidity that fed it. Middle Tennessee gives mold most of what it needs for a good part of the year. Humid summers, crawl spaces under a lot of the older housing stock, and a steady supply of small plumbing leaks add up. Mold only needs moisture, an organic food source, and time, and paper-faced drywall supplies the food.

The important thing to understand is that mold is a symptom. There is a reason the material was wet: a supply line weeping behind a wall, a roof detail that leaks only in driven rain, a crawl space with no vapor barrier, a bathroom fan venting into an attic instead of outside. Remove the growth and leave the cause, and it comes back on the same wall.

That shapes how we work. We find the moisture source first, contain the work area under negative pressure so the removal does not seed spores through the rest of the house, remove the materials that cannot be cleaned, clean the ones that can, and then address the water. We would rather tell you the real fix is a roof detail or a crawl space vapor barrier than sell you a cleaning that will not hold.

Every remediation that fails, fails for the same reason. The growth came out and the water stayed. Correcting the source is the part that makes the work permanent.

Some materials cannot be cleaned

Porous materials like drywall, insulation, and carpet padding hold growth inside the material, not just on the surface. Those come out. Non-porous and semi-porous materials such as framing, concrete, and metal can usually be cleaned and kept.

Our Process

How we handle mold remediation & removal

  1. 1. Inspection and moisture source

    We find where the water is coming from before we plan any removal, using moisture meters and, where needed, thermal imaging. Without that, the rest is guesswork.

  2. 2. Containment

    The work area is sealed and put under negative air pressure with HEPA filtration so spores do not migrate into clean parts of the house while materials are being disturbed.

  3. 3. Removal of affected materials

    Porous materials that hold growth come out and are bagged inside containment. We cut back past the visible edge of the growth, because the colony extends further than the stain.

  4. 4. Cleaning and HEPA vacuuming

    Materials that stay are cleaned and HEPA vacuumed, followed by an antimicrobial treatment on the cleaned surfaces.

  5. 5. Drying and moisture correction

    The area is dried to a documented standard and the source is addressed. If the fix falls to another trade, such as a roofer or a plumber, we say so and coordinate the sequence.

  6. 6. Rebuild

    Drywall, insulation, paint, and flooring go back once the area is dry and clean. Independent post-remediation verification can be arranged when a third-party clearance is wanted.

What to look for

Common mistakes

What tends to make it worse

  • Bleaching moldy drywall in place

    Killing mold is not the same as removing it. The EPA notes that dead mold can still cause allergic reactions in some people, and does not recommend bleach as a routine part of mold cleanup. Mold growing in drywall or other porous material generally has to be cut out, not bleached in place.

  • Cutting out drywall with no containment

    On anything larger than a small patch, disturbing growth without containment and negative air pressure can spread spores through the rest of the home.

  • Painting over it

    Mold-resistant paint is for preventing growth on a clean surface. Applied over existing growth it hides the stain and the colony keeps working underneath.

  • Testing before fixing anything

    Air sampling has its place, usually for clearance after work or for a dispute. When mold is visible and the source is known, testing mostly delays the work that needs to happen anyway.

When we are not the right call

If the growth covers less than about ten square feet, the EPA says that in most cases you can handle the cleanup yourself with proper protective equipment, once the moisture source has been found and fixed. We will tell you that rather than write a scope for it. Size is not the only test: the EPA also flags water damage from sewage, an HVAC system that may be contaminated, and mold that may be hidden inside walls as situations that need more care. Health questions belong to a physician, not a contractor, so we do not diagnose symptoms or tell you a house is unsafe to occupy. Where a third-party clearance test is needed, that should come from an independent hygienist rather than from the company doing the removal.

Mold Remediation & Removal questions

Do I need a mold test before remediation?
Often not. When growth is visible and the moisture source is identifiable, testing usually confirms what you can already see and delays the work. Testing is genuinely useful for clearance after remediation, for occupant or landlord disputes, and when there is a persistent musty smell with no visible source.
Does homeowners insurance cover mold?
Coverage depends on the cause. When mold results from a sudden covered loss, such as a burst pipe, the cost of removing it may be covered, though many policies cap mold coverage at a set dollar amount. Mold from a long-term leak, deferred maintenance, or chronic humidity is generally excluded. Read your policy, and call your carrier before assuming either way.
How long does mold remediation take?
A contained single-room job commonly runs two to five days including drying. Larger areas, crawl spaces, and jobs that need another trade to fix the water source take longer. We give you a schedule with the written scope.
Can I stay in the house during remediation?
In most contained jobs, yes. The work area is sealed under negative pressure and kept separate from the rest of the home. Larger jobs or work in a central area can make staying elsewhere more practical, and we will be straight with you about which one you have.
Will the mold come back?
Not if the moisture source is corrected. That is the whole test of the work. If growth returns in the same location, the water was never fully addressed, which is why we start with the source rather than the stain.
What does mold remediation cost?
Published 2026 cost guides put remediation at roughly $15 to $30 per square foot of affected area. Small contained jobs often land near $500 to $1,500, while larger areas that need full containment run higher. Our inspection is free and produces a written scope.
