The Harpeth River defines Franklin and it has a documented flood history. In May 2010 the Harpeth crested at 35.32 feet in Franklin, breaking the 1948 record of 35.14 feet and running more than 30 feet above flood stage. The city recorded 16.11 inches of rain that week, and downtown flooded. That event is still the benchmark, though the county has flooded again since, most recently in the March 2021 storms.
Franklin also has an unusually wide range of building types for one city. Nineteenth-century structures downtown with plaster over lath and original framing, mid-century homes on the older streets, and a great deal of new construction in Westhaven, Berry Farms, and the Cool Springs corridor. Restoration methods that suit one do real harm to another.
Historic properties in particular need a different hand. Plaster does not dry like drywall, original heart pine and old-growth framing are worth saving rather than replacing, and aggressive demolition destroys material that cannot be bought back. We would rather spend longer drying a historic wall assembly than cut it out.
