Gallatin has two distinct building environments and they fail differently. There is the historic core around the square, with nineteenth and early twentieth century structures, and there is the newer development along Old Hickory Lake, including the waterfront communities at Fairvue and Foxland Harbor.

The lake side carries the same dynamic as the rest of Sumner County. The Army Corps of Engineers monitors Old Hickory Lake for potential flooding and manages releases during heavy rain, and shoreline property here lives with those levels.

The historic side is a different job. Older structures around the square use plaster over lath, original framing, and in some cases masonry that predates modern moisture detailing. Those buildings dry slowly and they punish aggressive demolition, because the material that comes out cannot be replaced in kind.

Shoreline property at Fairvue and Foxland Harbor feels that faster than inland Gallatin does.
